August 2026 Market Update
June brought some welcome signs of improvement to the Sarasota real estate market. More buyers are making decisions and moving forward, while the number of homes for sale has fallen compared with this time last year. We are seeing this most clearly in the single-family market, where sales have increased, inventory is down considerably and homes are going under contract more quickly. For sellers, this is encouraging, but pricing still matters. Buyers have plenty of information at their fingertips and are responding most positively to homes that are well presented and priced correctly from the outset.
For buyers, there are still some very good opportunities, although the market looks quite different depending on what and where you are buying. Condos continue to offer more choice and generally softer pricing, even as sales activity begins to improve. Overall, Sarasota feels like a healthier and more active market than it did a few months ago, but there is no single market story. Conditions can vary considerably by neighborhood, property type and price point, which is why understanding what is happening at a very local level is so important when deciding when to buy, sell or simply sit tight.
