About Desota Park

DeSota Park was first platted in the 1920s at the height of that era's Florida’s booming real estate market. Local developer Lewis Combs acquired the land from his father, Thornton, with a grand vision of expanding Sarasota southward. At that time, the future “Flower Streets” of Datura, Clematis, Hibiscus, Wisteria, and other lanes were on the fringes of the city—akin to a modern-day master-planned community. Most of the elegant homes constructed during this period featured Mediterranean Revival and Spanish Mission architecture, a style popular among retirees, professionals, and working families seeking a place in the Florida sun.

From Boom to Bust, and Back Again
Despite the bold city expansion, the economic downturn of 1926 put Combs’ grandiose dream on hold. Sarasota’s city limits were pulled back, but the DeSota Park subdivision continued to develop slowly. After World War II, another wave of newcomers arrived, including returning servicemen who favored Florida ranch-style homes, adding a new layer of architectural diversity. Fast forward to the early 21st century, and DeSota Park found itself in a third era of growth: older bungalows and ranches gave way to larger, more contemporary residences—often 3,000 to 5,000 square feet or more—yet still in harmony with the neighborhood’s established charm.

The “Flower Streets” Today
Affectionately referred to as the “Flower Streets,” DeSota Park’s thoroughfares run between Osprey Avenue and Tamiami Trail in Sarasota’s coveted West of the Trail region. Many of the properties here showcase a medley of eras:

  • 1920s Originals: These historic gems, occasionally listed on the City of Sarasota’s Historic Homes Register, exude Old Florida character with stucco walls, barrel-tile roofs, and graceful arches.
  • Mid-Century Ranches: Built during the post-war influx, some have been meticulously preserved or remodeled, while others have been replaced by new construction.
  • Modern Estates: The most recent builds offer spacious floor plans, high-end finishes, and contemporary designs, satisfying buyers who want the best of modern living in a classic neighborhood setting.

Location, Location, Location
One of DeSota Park’s biggest draws is its convenient proximity to nearly everything Sarasota offers. Just a few minutes away is Southside Village, home to Morton’s Gourmet Market, an assortment of sidewalk cafés, boutique shops, and top-rated restaurants. Sarasota Memorial Hospital and various medical offices are nearby, while downtown Sarasota—replete with theaters, cultural venues, a marina, and year-round festivals—is around a five-minute drive. Residents can easily reach the sandy shores of Siesta Key and Lido Key, both less than four miles away, making beach days an effortless pastime.

No HOA, but a Tight-Knit Community
Despite having no formal homeowners’ association, DeSota Park’s residents take great pride in maintaining their properties and preserving the neighborhood’s lush, tree-lined streets. Early mornings or late evenings often find neighbors walking dogs, biking, or chatting across picket fences, fostering a real sense of community. Families are drawn by the highly regarded public schools, including Southside Elementary, Brookside Middle, and Sarasota High, while professionals enjoy the short commute to both downtown and nearby medical centers.

A Neighborhood for Every Lifestyle
Whether you’re a history enthusiast drawn to Mediterranean Revival bungalows, a fan of the 1950s ranch aesthetic, or someone eager for a brand-new luxury build, DeSota Park presents an unusually broad range of styles and price points. This variety, combined with a prime Sarasota location, has made the area highly desirable in recent years—ensuring that “the Flower Streets” continue to thrive as one of West of the Trail’s most unique and charming communities.
